Hi, I am in the process of putting together a small resort in a small lake town in Wa. Although, I have plenty of people skills, I have never owned or run a resort or hotel. This will be a 6-8 cabin secluded resort in a town full of close packed accommodations. I would love to hear from any of you with any suggestions concerning reservation software, or any thing else I may have forgotten. I hope to be fully operational by June of '07, I have a meeting next week with SBA and am putting cash flow and P&L's together. Thanks for any suggestions or input

First of all, did you know some small hotel business owners who are about to retire etc.. will sell you the business but will help you to get a loan for it?

I have seen a case in B.C. Okanogan where the Motel owner got the apprentice to work for him for about a year to give a real over all view about the business and then had the financing arranged for the new owner, since the bank saw how he had gone through every pre caution the new prospective new owner; so he would know what he was doing and getting into, he would be able to carry on the business with success after evaluating the profession for a whole year.

When business people want out, they want out..there are some real out of the ordinary business deals but you can find and also you have to ask or keep looking for them.

My fifteen year old niece has plans to OWN her own hotel someday. I, dumb founded for words, asked her how she was going to do this. She said first she was going to work hard and learn the industry and then go to banks and get loans...

How realistic is this????? Without start-up, or friends with large amounts of money is this even possible???

After reading this thread I believe it is possible to be an executive mgr, but to just go to a bank and ask for a few dozen cool millions is not very likely to happen or materialize. If you have some rich investors lined up maybe. Yes, the Donald did it. He also had a rich daddy.

I am such a pessimist! Feel free to straighten me out!!!

1)A good place to look for investment partners is the Chamber of Commerce readily available in fair sized communities.

2)Check your accountant, especially the Chartered one as they have potential investors as clients and always keep their ears open.

3)You can also check Real Estate lawyers, there is always client who are looking for new opportunities.

4) Venture Capitalist are always looking to invest and they also provide you with hand on help as they take an active part to make you successful.

5)Business Angels are another source, you can find them in big newspaper like N.Y. Times or in directories.

There is more but these are the first I would check beside Banks and Credit Union.

I'm in the hotel business as well, opening an inn has long been a dream of mine. I am on the edge of my seat, awaiting responses...
