Sorry that you voted for Obama yet? Unless the Republicans and a few Dems can turn this unconstitutional bill around the promise that the president made about "fundamentally changing America" is going to come to fruition.

You dont have to worry about locating our career indigents anyplace else as currently there is an exodus underway. A reverse export of brain power , if you will. Our top people going to work in Germany, France, Russia, India.....as contract workers.


Finland is in total economic chaos and collaspe. People are migrating to Sweden and Norway in record numbers. That nice big volcano isnt helping matters much, either.

gott a pay for our " stuff" somehow.  Ilike a nice road and highway,,a good police force, libraries, apprenticeship  programs, free school lunches,  all that sort of thing.

Sales tax and VT are voluntary. If you dont buy something, you dont have to pay the taxes.

Sure,,we ALL want STUFF, but if we lived within our means , we wouldnt buy it anyway.

I AM content with what i own. And iwon it all outright.  Anyway,,

 go ask a european how they like their tax system

But I am... mostly... Politically, I go with what's best for me... Ultimately, I stick with my own... I have only recently voted out of my party line... sometimes I'm satisfied, other times not... but, I'm sure it's the same no matter who you are!

what do you mean WILL be sky high ?

I already pay a % 10 sales tax where I live....to fund the transit system, infastructure upgrades,Police , libraries etc.

Where i live we USE those facilities and i can't imagine what life here would be like without them.

It does hurt the local area merchants who deal in big ticket items. Savvy shoppers go out of area to buy the big stuff.

  On $30K car for instance..one can save a few thousand dollars by driving an hour out of town. I'd do it too.

Lots of other countries have taxes much higher than ours . Try UK or Australia if you want to get a real shock.

Then the bank will get the property back.  They can't accept a short sale without the owners/borrowers but You may be able to negotiate terms with them for what happens to the property after the sale or even possibly talk them into lowering the credit bid to something more reasonable. The bank won't own anything until the trustee sale so they can't actually do anything until then. Good luck... Bill

In that same time frame a friend of mine bought a house in Henderson, NV. for $1.2 mil. His next door neighbor just bought the same house for $640K. That's enough to ruin your morning. I have just gone from being a lender to being a land baron of sorts. I own all my properties free and clear and they are all rented. I will stay in this mode collecting rents until the market rebounds and then I will sell at a very nice profit, increase my lending and beef up my loan portfolio with the proceeds. Acually when I am forced to foreclose I do better in the long run than I do if the borrowers pay me back on time. I far prefer to be paid back as that is a win win for everyone. I never like to take property away from other people but it is a necessary evil in being in the lending business. You can force the sale of a delinquent property in AZ. in 101 days without ever going into court. It's a non judicial proceeding whereby your own attorney auctions the property off on the court house steps. You don't go into court; all sales are final and there is no redemption period. I am an extremely conservative LTV (loan to value) lender. Credit to me is only as good as a persons last payment. I wont go more than 60%LTV on a sfr, 45%-%50%LTV on commercial property and 30%LTV on vacant land. I will do fine when the market recovers as using that formula I can still sell at a profit now but then what would I do with the cash. As far as owning you still have some time and your time will come. You will never be smart enough to catch the bottom so it is best to wait until prices start trending up again, Right now credit is still very tight. The extreme opposite side from when credit was too easy. The markets will stabilize in time and credit will adjust to a more historical posture. That will be the time to buy... 

 

 


I agree with you Bill. and you are smarter than I was. I lost all my money backers last year in Feb when they ALl lost their 6 figure jobs in the same one week period. My project got immediately shelved and I hit bottom HARD. My town has managed to miss the drastic drop in values...people LOVE this town and demand is very high still. There ARE good rehab opportunities available still and I would love to find some interested parties to fund them. Most people are too damned scared right now to BE bold. IF one does excellent research and is realistic...there are lots of profits still to be made. I am attending a court house auction on April 20th. The townhouse 2 doors down is going up for bid. The amount owed is 499K, they have repeatedly rejected all shortsale offers....so I am really curious to see how that all plays out. At a purchase price of 275 or so..plus the estimated 30-50-K needed in rehab ( i always estimate high on costs) ....it COULD command an after rehab price of around 385K-400K . Not a bad profit for a few months work. Right now its all tweaked out with awful paint colors, mis.matched flooring and some minor mold issues. It LOOKS awful but its mostly cosmetic stuff. The bones are solid, the layout is good and there is strong market demand. FREAKING KILLS me that i do not have funds to buy it !
